"It is always a good idea to have your air conditioner maintained at least once a year on top of regular filter replacement."

The following is a list of the steps taken during a standard preventative maintenance-

1. Replace filter (only on standard, easily available sizes)

2. Clean condenser coil

3. Oil motors (when applicable)

4. Clean interior and exterior of air handler cabinet

5. Check aux. heat strip operation or gas furnace operation

6. Check interior and exterior contactor points

7. Check crankcase heater

8. Check for visible oil leakage on refrigerant lines

9. Check Freon (refrigerant 22 &410a)

10. Check superheat and subcool

11. Check compressor amps

12. Check condenser fan amps

13. Check blower amps

14. Verify fan taps and variable speed motor settings

15. Check thermostat condition

16. Check evaporator delta T

17. Treat evaporator with anti-microbial spray

18. Clean condensate drain line

19. Clean condensate drain pan

20. Give a full report on system operation

Many places of business and residences suffer from large temperature swings from room to room. At Kalos Services we provide a very unique air flow analysis service in which we can accurately pinpoint the source of the problem as well as an equitable solution.

During the air flow analysis we will perform the following checks -

1. We will check the general operation of your air conditioning or heating system. This includes checking the Freon (R-22 or R-410a), checking evaporator coil condition, taking a delta T and inspecting system filtration.

2. We will then do a visual inspection of all the ductwork in the attic and note any leaks, kinks or blockages.

3. Next we will take static pressure readings in your ducts to check for non-visible restrictions as well as proper duct sizing.

4. Readings will then be taken in the trouble areas with a state of the art electronic air flow device.

5. Finally we will compare our readings to the standard set by ACCA Manual J and suggest several options to remedy the problem.
